FACILITY MAINTENANCE TECHNICIAN
GENERAL DEFINITION OF WORK:
Performs a wide variety of custodial, building, and grounds maintenance duties which include areas of plumbing and HVAC systems. Work is performed under general supervision.
TYPICAL TASKS:
Performs routine maintenance and inspections of facilities, appliances, and equipment;
Interacts and coordinates with contract maintenance service personnel, monitors services performed, and certifies that the scope of the contracted services are being adequately performed;
Coordinates schedules with Custodian;
Purchases and stocks supplies and general maintenance equipment and materials used in the custodial work; maintains supplies in kitchen areas, restrooms, and related maintenance storage rooms; maintains inventory of cleaning supplies;
Collects and disposes of waste in order to keep the premises in a clean and orderly condition;
Collects recyclable materials and ensures recycling receptacles are made available for designated waste vendors as scheduled;
Ensures sidewalks and walkways are maintained and prepared for cold weather conditions;
Assists with securing facilities and organizing and acquiring provisions for employees prior to and during storm events;
Implements setup and takedown of furniture and equipment for a wide variety of employee meetings, board meetings, and other special meetings and events;
Coordinates with electrical department for the replacement of items for specific light fixtures/poles as needed;
Troubleshoots and repairs minor plumbing and HVAC issues;
Maintains and provides maintenance and minor repairs to irrigation system;
Informs supervisor of any items in need of repair or replacement;
Assists Custodian with cleaning, vacuuming, and mopping as needed;
Relocates parcel deliveries from drop off locations to appropriate departmental locations;
Performs security checks of buildings and facilities; secures interior and exterior doors and gates as directed and at end of shift;
Participates in building coverage by working evenings and Saturday rotation as required;
Performs errands out of building, such as pick-ups and deliveries;
Picks up mail from each department and delivers to the post office to include letters, packages, certified mail and mail requiring return receipts; picks up incoming mail from the post office and delivers back to Administrative office;
Assembles furniture as needed;
Completes small maintenance, upgrade, and remodeling projects including but not limited to painting, special floor cleaning, sheetrock repair, desk/furniture modifications, tree trimming, wood working, building hardware repairs, replacement of ceiling tiles, etc.
Performs other duties as required to maintain the buildings, equipment and grounds in clean, orderly and working condition;
Inspects roofs of various buildings for leaks and other maintenance;
Follows all applicable safety rules and procedures;
Performs related tasks as required.
KNOWLEDGE, SKILLS, AND ABILITIES:
General knowledge of cleaning methods, materials, and equipment; considerable knowledge of basic building facilities, equipment and appliance maintenance and repair; ability to work and make routine decisions independently; ability to understand and follow instructions in both oral and written form; establish and maintain cooperative working relationships among all departments; skill in the operation of a variety of hand tools; ability to work effectively in the absence of supervision; ability to perform heavy manual work; ability to perform physical activities such as but not limited to lifting heavy items up to 100 lbs., frequently lifting up to 50 lbs., bending, climbing, crawling, standing and walking; ability to climb ladders and work at considerable heights when necessary and ability to drive a vehicle daily.
EDUCATION AND EXPERIENCE:
High School Diploma or GED. A minimum of five (5) years custodial and maintenance experience.
SPECIAL REQUIREMENTS:
Possession of a valid Driver’s License according to state of residence.
THIS POSITION IS OPEN IN THE FACILITY MAINTENANCE DEPARTMENT. SALARY RANGE IS UP TO $59,987.20. POSITION WILL REMAIN OPEN UNTIL FILLED.
